Stage 1 of the Allan government’s planned apartment and townhouse boom in Melbourne’s middle suburbs must include at least 10,000 affordable homes or risk squandering an opportunity to lift vulnerable Victorians out of housing stress, advocates say. The Community Housing Industry Association is urging the state government to set an ambitious 16.5 per cent target for affordable housing in its plan for high-density homes in dozens of “activity centres”. Planning rules are set to be changed this month to encourage more multi-storey apartment buildings in 10 Melbourne suburbs: Broadmeadows, Camberwell Junction, Chadstone, Epping, Frankston, Moorabbin, Niddrie, North Essendon, Preston and Ringwood. Loading Those 10 suburbs are the first of 60 activity centres the government has identified as suitable for more apartment towers and townhouses. The new rules will fast-track planning processes and reduce councils’ and residents’ right to object, in an effort to build 60,000 new homes. But the government has so far baulked at setting any targets for inclusion of affordable housing. The Community Housing Industry Association’s 16.5 per cent target is based on research of unmet housing need by the University of New South Wales. The UNSW has calculated that on current trends, 177,000 more affordable homes will be needed across greater Melbourne by 2041, with shortages worst in the inner city, the west and the south-east. The association says setting targets is the only way to guarantee Victorians on low and moderate incomes will be able to buy a home or make rent in the activity centres. “We need social and affordable housing targets for every suburb to ensure that individuals on low and moderate incomes can live near their workplaces, maintain social connections, and actively participate in their communities,” chief executive Sarah Toohey said. The Victorian development sector has the opposite view, warning the Allan government not to set targets at a time when the industry is struggling to make projects stack up commercially. “Current market conditions and construction costs are necessitating a price of as much as $12,000-$15,000 per square metre – or $1.5 million for a family-sized apartment. This is well above the borrowing capacity of most Victorian families,” said Linda Allison, Urban Development Institute chief executive. Allison said affordable housing targets made it harder for projects to stack up where sales of market rate apartments are used to subsidise social and affordable homes. “Industry recommends prioritising overall supply, which will put downward pressure on prices,” she said. But one Melbourne developer has found a formula that is enabling it to deliver projects with close to 10 per cent social and affordable housing. The Women’s Property Initiative referred her to Local: Kensington, a new $380 million build-to-rent housing development launched in inner Melbourne this month. Modinos pays 30 per cent of her income on rent for a one-bedroom unit. “I don’t know where I’d be without this. My life could look very different if I didn’t have this opportunity,” she said. Forty-two of the 477 apartments at Local: Kensington are social and affordable homes, with 33 dedicated to women in need, and nine for people living with disabilities. Kensington is Local’s first build-to-rent project. The company is developing two more in Box Hill and South Melbourne and has set a target of at least 10 per cent affordable housing in all of its projects. Its co-CEO, Matt Berg, said the Kensington project was profitable overall, but lost a small amount on the affordable housing component. Local’s build-to-rent developments are being financed by NAB, whose chief executive, Andrew Irvine, said that “Australia needs Local: Kensington”. “Last year, we had something like 600,000 newcomers come to our shores, and we only built something like 100 [thousand] dwellings,” Irvine said. Shaw said it was a scandal that a state-led pilot project would seek to build 60,000 new homes without stipulating one new affordable home. “We are in an affordable housing crisis – the city is not short of high-end houses and apartments, it’s the low-cost end we need to focus on,” she said. “Building more of the expensive dwellings that the market likes to provide is not helping those on low incomes – despite the trickle-down nonsense from the YIMBY [Yes In My Backyard] crowd.” An Allan government spokesperson said its plan to build more homes around 50 train stations would give young Victorians the opportunity to rent or buy a place that is connected to public transport. “We know the best way to make housing more affordable is to build more homes, and no other state is building and approving more homes than Victoria,” the spokesperson said. Both segments jointly contribute to two-thirds of GCPL's standalone revenue -- mainly income from operations from the domestic market. However, the rest of the portfolio is demonstrating good performance and is expected to deliver double-digit underlying volume growth, Godrej Consumer Products Ltd (GCPL) said in an update on business conditions and quarterly performance to the exchanges. "The demand conditions in India have been subdued for the past few months which is evident in the FMCG market growth," it said. A surge in palm oil and derivatives prices to the extent of a year-on-year increase of 20-30 per cent has impacted the soaps category, representing one-third of GCPL's standalone business revenue. It anticipates normalisation happening on the volume growth side following price stabilisation after the next few months only as per the historical patterns. Moreover, delayed winters in the north and cyclones in south India have slowed down sales in the HI segment, which also contributes one-third to GCPL's standalone business. "This has impacted HI category growths in the current quarter," it said. Under the HI category, GCPL operates in the home hygiene segment with mosquito repellent brands such as Good Knight and HIT. "However, given the significant contribution of soaps and HI to the overall business mix, the standalone business is expected to report around flattish underlying volume growth and around mid-single digit sales growth in this quarter," it said. According to GCPL, these are "exceptional situations in standalone business" that the management believes are transitionary and not structural. "Hence the management remains focused on navigating these near-term challenges while maintaining strategic investments for long-term growth as these negative trends are likely to persist for a few months," it added. GCPL's international businesses continue to do well on their relevant strategic objectives, it added. Indonesia, which is the second largest market for GCPL after India, it expects to deliver a "continued superior performance with mid-single digit volume growth and high single-digit sales growth". While its GAUM (Godrej Africa, USA, and Middle East) organic business is expected to see volume decline due to a reduction in trade stocks and portfolio simplification, as per its earlier guidance. "The effects of these actions would be largely completed in Q3 FY25. However, we continue to do well on our profitability journey, and this is likely to be the fourth consecutive quarter of healthy EBITDA margins for GAUM," it said. Through these updates, GCPL provided an overall summary of the demand conditions & trends and operating performance during the ongoing quarter. "This will be followed by a detailed performance update, post the approval of the Q3 FY25 financial results by the Board of Directors," it added. We’ve seen prices on the Apple Watch continue to trend downward, which was only spurred by the release of the new Apple Watch 10 in September. This pushed down prices on earlier models, with the best deals coming on the Apple Watch SE and Apple Watch 9. For Black Friday, we think the prices will drop even lower and sell out due to high demand. Beats Solo3 Wireless headphones are one of the most popular products of 2024, and Beats are one of the top brands. We’re already seeing big markdowns on Beats Wireless Headphones, and we expect these price drops to continue into Black Friday. The Beats Solo3 is likely to be on sale for even cheaper than we’ve already seen, and we think they will sell out for Black Friday, with the possibility of other popular Beats headphones joining them. Apple AirPods (3rd gen) If you haven’t picked up a pair of Apple AirPods yet, this could be your year to do it. With Apple launching a fourth generation of AirPods earlier this year, the price on prevvious models are creeping lower. We think over Black Friday they’ll be at their cheapest price ever, with the AirPods (3rd Gen) likely to sell out. JBL Flip 6 Bluetooth speakers are a must-have for many this year, and with the big sound that comes from JBL’s speakers, it’s easy to see why they might sell out for Black Friday. These popular speakers come in a variety of portable sizes and waterproof designs. We expect big deals on JBL’s top-rated Clip 5 and Flip 6 Bluetooth speaker models. Apple iPad (10th Gen) One of Apple’s most sought-after products of the year was the iPad, and we saw the 9th Gen and 10th Gen models drop to their lowest prices ever. We think this year will bring some iPad bliss with even better discounts, but these deals will disappear just as fast as they arrive. We think that mega discounts on the iPad (9th Gen) and iPad (10th Gen) could cause sell outs, especially on Amazon. Dyson Airwrap The Dyson Airwrap just might be the top product of Black Friday, as this is one of the rare times there’s a discount on the beloved hair styling tool. At $600, the Airwrap carries a hefty price tag, so any discount presented is a welcome surprise. But as we’ve seen in the past, any Black Friday deal on the Dyson Airwrap causes a crush of interest that’s followed by a sell out. Ugg Tasman slippers If you’ve tried to scoop up the UGG Tasman Slippers in previous years, you already know they never stay in stock for long. As the “it” slipper of the holiday season, UGG’s Tasman sells out multiple times over the holidays, even without a discount offered. We think that this year will be similar, with popular sizes and colors of the Tasman Slipper snatched up fast over Black Friday. Bissell Little Green The Bissell Little Green carpet cleaner is a popular home product that just can’t seem to stay in stock. With prices falling under $90, this mighty machine can be a blessing for pet owners and parents, as its compact size makes it easy to store and use when needed. We’ve seen the Little Green Machine sell out before, and we’d be surprised if it didn’t do it again over Black Friday. Furby Galaxy Edition We’d be remiss if we didn’t include a top toy that we think will be hard to find and gift this year. Our pick is the Furby Galaxy Edition. This glow-in-the-dark Furby is based on the original Furby from the late ’90s with even more features, interactive modes and more fun. Making a comeback in 2023, we saw the revival of this popular toy sell out last year, and we expect the new Furby Galaxy Edition to do the same.
