According to a November 2024 report from ICE Mortgage Technology, the monthly principal and interest payment on an average-priced home is $2,385. While that’s not the highest it’s ever been, it’s still a sharp increase — nearly 80% — from just three years ago. In November 2021, when mortgage rates averaged 3%, the monthly principal and interest on an average-priced home was $1,327 per month. So here’s the key to buying in 2025: Look ahead, not back. Regret won’t help you budget for today’s new normal. And with this year’s election also in the rearview mirror, so is some uncertainty among buyers and sellers that historically slows the market during every presidential election cycle. “People have just been kind of sitting waiting to see what’s going to happen,” says Courtney Johnson Rose, president of the National Association of Real Estate Brokers, an industry group for Black real estate agents. “I’m hopeful that the new year will bring more attention to real estate, more excitement to real estate, and more opportunities for first-time home owners to get in the game.” Preparing to buy a house is a lot like dressing for the weather. It’s easier when the outlook is sunny — but with some planning, you can gear up to face any condition. Here’s what housing market experts are forecasting for the upcoming year. After 16 consecutive months of year-over-year price increases, the median existing-home sales price hit $407,200 in October, according to the National Association of Realtors. In 2025, with more supply trickling in to temper price increases, NAR chief economist Lawrence Yun forecasts a median existing-home sales price of $410,700, up just 2% over this year. Next, housing inventory: Demand still outpaces supply. While we don’t expect a return to a buyer’s market, competition should be less cutthroat. Realtor.com forecasts a balanced market in 2025 with an average 4.1-month supply of homes for sale, up from an average 3.7-month supply so far in 2024. That would make 2025 the friendliest market for buyers since 2016, which had an average 4.4-month supply. Finally, mortgage rates: After topping 8% in October 2023, the 30-year mortgage rate has slowly eased into the 6.5%-7% range this year. Rate cuts from the Federal Reserve have helped nudge that downward. Despite earlier optimism, forecasters’ latest consensus is for rates to effectively plateau above 6% throughout 2025. That said, every year has its wild cards. In 2025, it’s still uncertain how President-elect Donald Trump and a Republican-led Congress might shake up regulations and tax policies that affect the U.S. housing market. National forecasts don’t analyze what matters most: Your personal cash flow. To get ready to buy, first meet with a financial advisor or use an online calculator to determine how much house you can afford . You can also get free or low-cost advice from a housing counselor sponsored by the U.S. Department of Housing and Urban Development (HUD). Next, look into down payment and closing cost assistance from state housing finance agencies, local governments, nonprofits and mortgage lenders. Your employer or labor union might offer assistance, too. First-time buyers with income below their area median have the most options, but repeat or higher-income borrowers can qualify for some programs as well. “I think that there’s a lot of free money being left out there,” Rose says. Your not-so-secret weapon for buying in 2025 just might be an experienced buyer’s agent. “Anybody can write a contract,” says Sharon Parker, associate broker with Tate & Foss Sotheby’s International Realty in Rye, New Hampshire. “But you need somebody who’s seen the market, the ups and downs, who knows how to get creative because every transaction is different.” Following a settlement with the NAR , buyers can now negotiate their agent’s compensation up front. (Previously, home sellers took on that task.) While new norms are still shaking out, Rose says she hasn’t seen too much drama since the change took effect in August. “So as long as buyers remember that we have to talk about this in the beginning of our relationship, everything typically works out fine,” she says. Finally, it’s time to shop for a mortgage. To get the best interest rate, get a quote with at least three different lenders. You could also delegate the shopping to a mortgage broker, who can compare quotes and even negotiate a lower rate on your behalf. Though brokers charge a fee, their access to more mortgage options and lower rates can often mean net savings overall. With a mortgage preapproval in hand, it’s go time. And you don’t have to wait until spring: If you’re ready to buy now, buyers have less competition and more negotiating power from December through February, so you could snag a deal. “The people who are selling and the people who are buying in the off season are very serious,” Parker says. “They’re not just lookie-loos.” However, lower inventory means fewer choices for buyers. So start your search prepared to compromise — a “good enough” house will still help you build equity. If a down payment or monthly mortgage payment is financially out of reach, there’s no shame in postponing your search to pad your savings. And owning a home isn’t the right lifestyle choice for everyone, with the ongoing commitment of money and time. But once you’re ready to buy — whether for the first time, or to upgrade or downsize — avoid the trap of waiting for a dip in mortgage rates. “Nobody can predict what the market, or the world, is going to do,” Parker says. “There is no better time than right now.” Mortgage rates will always fluctuate, and if they drop significantly, you can refinance. Fast bowler Lahiru Kumara unleashed a spellbinding display of raw pace and hostility, delivering unplayable thunderbolts as Sri Lanka tightened their grip on the first Test against South Africa in Durban yesterday. Fast bowling coach Darshana Gamage, brimming with optimism, declared that the best of Kumara is yet to come—a tantalizing promise for Sri Lanka’s cricketing future. Kumara’s performance brought echoes of his heroics at The Oval in September, where he played a pivotal role in Sri Lanka’s landmark Test victory against England. In Durban, the 27-year-old once again proved why he’s considered a gem in Sri Lanka’s pace-bowling crown. “Pace is Lahiru’s strength,” Gamage remarked. “Our focus has been on refining his control, and there’s no doubt he has the potential to deliver even greater things as he matures. Consistently hitting speeds of 145 kmph is a huge feather in his cap, and it’s a weapon we value immensely.” Kumara, however, has been a bit of a double-edged sword—brilliant when fit, but often hindered by recurring hamstring issues. Recognizing the need for careful management, Sri Lanka have chosen to preserve him primarily for Test cricket, a strategy that now appears to be reaping dividends. “We’re using him sparingly for Tests, and that decision has paid off,” Gamage explained. “Right now, he’s in a fantastic rhythm. The Durban wicket offered plenty of assistance, and he capitalized brilliantly. In this World Test Championship cycle, our priority has been to keep all our fast bowlers fresh and firing on all cylinders.” Sri Lanka’s fast-bowling cupboard, once bare, now brims with promise. Victor Wembanyama went to a park in New York City and played 1-on-1 with fans on Saturday. He even lost a couple of games. Not in basketball, though. Wemby was playing chess. Before the San Antonio Spurs left New York for a flight to Minnesota, Wembanyama put out the call on social media: “Who wants to meet me at the SW corner of Washington Square park to play chess? Im there,” Wembanyama wrote. It was 9:36 a.m. People began showing up almost immediately. Washington Square Park is a known spot for chess in New York — Bobby Fischer among others have famously played there, and it's been a spot used for multiple movie scenes featuring the game. Wembanyama was there for an hour in the rain, from about 10-11 a.m. He played four games, winning two and losing two before departing to catch the Spurs' flight. Wembanyama had been trying to get somewhere to play chess for the bulk of the team's time in New York — the Spurs played the Knicks on Christmas and won at Brooklyn on Friday night. The schedule never aligned, until Saturday morning. And even with bad weather, he bundled up to make it happen. He posed for photos with a couple of dozen people who showed up, braving a morning of cold rain to play chess with one of the NBA's biggest stars. “We need an NBA players only Chess tournament, proceeds go to the charity of choice of the winner,” he wrote on social media after his chess trip was over. Poonpong Naiyanapakorn, director-general of the Trade Policy and Strategy Office, said exports are expected to grow by 5.2% year-on-year for the full year. Chaichan Charoensuk, chairman of the Thai National Shippers' Council, said while exports will reach a record high, persistent challenges remain including geopolitical tensions and an economic slowdown in the European Union. "The key challenge for Thai businesses next year will be reducing production costs," he said. In November, the value of exports reached $25.6 billion, marking the fifth consecutive month of growth with an 8.2% year-on-year increase. Excluding gold, oil products and arms, exports rose by 7%. This growth was primarily driven by technology-related products, particularly computers, equipment and components, underscoring the global shift towards the digital era. Exports of manufacturing-related goods continue to perform well, supported by proactive adjustments by various countries to address new trade dynamics and potential geopolitical challenges. The global demand for Thai agricultural and food products also significantly contributed to the robust export performance. In terms of sectors, exports of agricultural and agro-industrial products grew by 5.7% year-on-year in November, marking the fifth consecutive month of growth. Key products showing growth included rubber (+14.1%); fresh, chilled, frozen and processed chicken (+12.0%); fresh, chilled, frozen and dried fruits (+44.8%); canned and processed seafood (+3.3%); pet food (+18.1%); and canned and processed fruits (+24.6%). For the first 11 months, exports of agricultural and agro-industrial products grew by 5.7% year-on-year. Meanwhile, exports of industrial products grew by 9.5% year-on-year in November, marking the eighth consecutive month of growth. Key products showing growth included computers, equipment and parts (+40.8%); automobiles, equipment and parts (+4.8%); rubber products (+24.8%); machinery and mechanical components (+16.7%); gems and jewellery (excluding gold) (+24.3%); chemicals (+10.7%); air conditioners and components (+35.8%); and transformers and parts (+13.8%). For the first 11 months, exports of industrial products grew by 5.5%. In terms of markets, exports to primary markets including the US, China, the EU as well as Cambodia, Laos, Myanmar and Vietnam showed an improvement while exports to Japan and the five other Asean countries fell. Moreover, exports to secondary markets such as South Asia, Australia, the Middle East, Africa, Latin America and the UK also grew, but exports to Russia and the Commonwealth of Independent States declined. Meanwhile, imports in November increased by 0.9% year-on-year to $25.8 billion, resulting in a trade deficit of $224 million. For the first 11 months, exports grew by 5.1% year-on-year to $275.7 billion, while exports excluding gold, oil products and arms expanded by 4.9%. Imports rose by 5.7% year-on-year to $282 billion, resulting in a trade deficit of $6.27 billion.

Domestic tourism in Oman experienced remarkable growth in 2023 with the total number of visitors reaching 12.9mn, according to Ministry of Heritage and Tourism (MHT). Official data shows that the number of tourist nights touched 29mn and total spending amounted to RO829mn, reflecting a significant boost to the local economy. Additionally, an MHT official informed that the sultanate attracted 4mn international tourists in 2023, underscoring the growing appeal of Oman as a global tourist destination. To further enhance the tourism sector, the sultanate has been engaging in strategic promotional campaigns and partnerships with global travel firms. The introduction of a 14-day visa-free entry for tourists is expected to trigger further growth in international tourism. MHT is also working to meet its ambitious targets set in Oman Vision 2040 with plans to increase the number of international tourists to 11mn by 2040, thereby making tourism a key pillar of the nation’s economic development. Speaking about the growing role of adventure activities in boosting domestic tourism, Ali al Hajri, owner of Oman Desert Private Camp in Bidiyah, said his facility witnessed a 90% increase in bookings in December 2023, a surge he attributed to the popularity of adventure tourism. He emphasised the fact that Oman’s rich cultural heritage and stunning landscapes, particularly Dhofar during khareef, have positioned the country as a sought-after destination for both local and international visitors. While praising MHT for its efforts, Hajri called for a unified national plan to attract more tourists and suggested coordinating efforts so that the sultanate can further capitalise on its natural beauty and heritage to attract visitors. Sheikh Suleiman bin Saeed al Abri, owner of Bait al Safah Heritage House in Al Hamra, echoed Hajri views, while also noting the rapid development of tourism services in the sultanate. He said establishment of Oman Tourism Association would play a key role in promoting Omani tourism, benefiting not only major cities but also smaller towns and the country’s UNESCO World Heritage sites. Abri also highlighted the importance of winter festivals in attracting tourists and promoting lesser-known destinations in the sultanate. Calling for broader tourism development, Abri urged tourism companies to diversify their offerings by focusing on underexplored areas in Dhahirah, Buraimi, North Batinah and South Batinah. One of the key infrastructure projects Abri highlighted was construction of a bridge to connect Masirah Island to the mainland, which he believes would have a transformative effect on tourism, social connectivity and economic growth. Additionally, he proposed transforming the Safa Sands in Ibri into a premier tourist destination with upscale camps offering comprehensive services similar to the popular Bidiyah Sands. MHT is currently working on long-term strategies to boost tourism’s contribution to the GDP. But that, dear readers, was before . Before we saw the man himself in motion, in the following teaser for the Hulu series: Sure, Powell is still a 36-year-old man playing a “hotshot” college football player. Sure, his face in the Powers makeup kind of looks like what you’d get if you took all of Disney’s fancy CGI Lion King technology (including the “make a fake lion” parts) and applied it to Glen Powell’s face. Sure, there’s no sense that there’s anything going on here beyond the very basic spectacle of seeing an extremely handsome man be turned into a much less handsome one, while a Hulu executive prays to god that this thing will catch some of that Ted Lasso “weird sports comedy idea turns into international streaming hit” heat. Wait, where was that paragraph going, again? Right: We are now officially excited for Chad Powers , which will debut on Hulu in fall of 2025.
