That includes businesses connected to real estate transactions like Redfin and Opendoor Technologies , home improvement retailers like Home Depot and Lowe's , and residential REITs like Invitation Homes . Mortgage rates have remained elevated even as the Federal Reserve has begun lowering its benchmark rates, and existing home sales are well below pre-pandemic levels due to higher mortgage rates and the lock-in effect of low mortgage rates during the pandemic. This combination of factors has led to stiff headwinds in the housing and home products industry, but one stock has bucked the trend. That's Williams-Sonoma ( WSM -0.30% ) , the high-end home furnishings retailer and parent of brands like West Elm and Pottery Barn. Even as revenue has declined this year, the retailer has grown its bottom line by making improvements in the business and the cost structure, and it continues to return capital to shareholders through dividends and share buybacks. The stock jumped 27.5% on Wednesday after the company easily beat expectations in spite of the broader headwinds in housing as its results blew away expectations. Williams-Sonoma reported a comparable sales decline of 2.9%, and revenue was down 2.9% to $1.8 billion, which edged past estimates of $1.78. What really impressed investors was the margin improvement, as gross margin rose from 44.4% to 46.7% due to higher merchandise margin and supply chain efficiencies. It also lowered its occupancy costs, making the percentage costs on occupancy flat. Selling, general, and administrative expenses rose 150 basis points to 28.9% due to higher employment and advertising expenses. Combining those two line items, operating margin rose 80 basis points to 17.8%, and operating income increased by 1.8% to $320.6 million. On the bottom line, generally accepted accounting principles ( GAAP ) earnings per share rose 7% from $1.83 to $1.96, ahead of the consensus of $1.77. Williams-Sonoma also improved its guidance in the quarter, calling for a revenue decline of 1.5% to 3%, versus a previous range of a 3% to 4.5% decline. It also raised its unadjusted operating margin guidance to between 18.4% to 18.8%, and the company continues to target mid- to high single-digit revenue growth and operating margin in the mid- to high teens over the long term. Williams-Sonoma's secret sauce Management continues to expect weakness in the housing market into 2025, but the company is making improvements to the business where it can. Its biggest achievement in the third quarter was expanding its gross margin by 230 basis points, which it achieved through lower input cuts and sticking to full-price sales. Management also stressed newness across multiple categories, meaning its products continue to bring in and excite customers despite the broader headwinds in the sector. The company is reducing its promotions, which CEO Laura Alber said was good for customers because they can trust their prices and not feel like they need to wait for a discount. Supply chain efficiencies were also a key factor in the better-than-expected profit, and the company said it's prepared for any tariffs that the next administration enacts as it's reduced its sourcing from China and does a significant amount of its manufacturing in the U.S. Additionally, its trade business was up 4% in the quarter, and B2B business is gaining traction as well. Management noted that B2B is an $80 billion opportunity in home furnishings, and it sees a huge opportunity there. Overall, Alber has prioritized operating income above sales growth or another metric, and that strategy is paying off for investors. Is Williams-Sonoma a buy? Alber also touted the company's achievements in operating margin in a down sales environment and referred to the business as a "coiled spring" when furniture sales start to rebound. Nobody knows when that will happen, but it will bounce back at some point. For now, Williams-Sonoma is clearly executing well in the environment it's faced with, and it seems on track to deliver continued operating margin improvements. Additionally, the company just approved a new $1 billion share repurchase authorization, giving it $1.3 billion to buy back stock with the remainder from the last authorization. The stock now trades at a price-to-earnings ratio of 21, and it looks well priced, considering its strong execution in a difficult environment. If Williams-Sonoma maintains its momentum, the stock is likely to surge when the housing market finally turns.

It is well known that voters are concerned mostly with the issues that affect them personally. Recent figures show that approximately people now work remotely at least some of the time. This represents just over , meaning that remote work is at the forefront of the electorate’s minds now more than ever. Since the last General Election in 2020, remote working has become an essential part of modern working life, offering numerous social, economic and environmental benefits. It has empowered employees by providing greater flexibility, improved work-life balance, and access to more opportunities, especially for those living in rural areas or those with caregiving responsibilities. People can have great jobs, working for global companies, while living in every community in Ireland. Furthermore, remote work aligns with key environmental goals by reducing commuter traffic and carbon emissions, which are critical for Ireland’s climate action plans. While remote working became a necessity during the Covid-19 pandemic, it has now proven to be a viable and sustainable option for many industries. To ensure the long-term success of this model, we need strong political leadership that will support its continuation and growth. Yet for such a transformative force, the political discourse surrounding remote work feels underwhelming, especially given its prominence during the pandemic. After years of experimentation with remote and hybrid work, the question now isn’t whether it works: it’s how to integrate it equitably and sustainably, and to unlock social, economic and environmental benefits for individuals, employers and local communities. The Greens commit to funding remote working hubs and expanding the right to request remote and flexible work. are the only non-government party to say anything substantive about remote working in their manifesto. They frame remote work as a tool for transformative social, economic and environmental change. They emphasise support for co-working spaces as localised centres of innovation and connectivity. Interestingly, there is no mention of significance in the manifestos of any of the other parties, that we can find. Could this omission reflect a miscalculation of the importance of this issue? As for smaller parties, their silence on the matter suggests they have yet to recognise remote work’s potential as a lever for positive change, both socially and environmentally. While remote work might not grab headlines like housing or healthcare, its implications ripple through nearly every major policy area. For rural Ireland, it brings a new vibrancy. For urban Ireland, it’s a solution to overburdened infrastructure. For workers, it’s the promise of flexibility, cost savings, and improved well-being — just ask anyone sitting in the relentless gridlocked traffic in this country if they wish there was another way. And for the environment, remote working a tangible way to reduce carbon emissions. Irish voters may not view remote work as an election-defining issue but with , new policy and investment will affect how they live their lives. The pandemic has reshaped expectations, with workers across the country now . As political parties vie for votes, they must recognise that remote work isn’t just a policy issue; it’s a lens through which voters view broader questions of fairness, opportunity and sustainability. "Maybe it's not good for the stability of the region," Mr Wu he told a group of Australian reporters at the Ministry of Foreign Affairs in the capital Taipei in November. "But having said that ... AUKUS in some way, is another form of (an) Asian NATO." The North Atlantic Treaty Organisation is an alliance of 30 European and two North American nations set up to defend each other against attacks by third parties. "You just don't need to call (AUKUS) NATO, but it is a real NATO," Mr Wu said. Under the AUKUS partnership, Australia has been promised at least three Virginia-class submarines from the US in the early 2030s, with a new class of nuclear-powered boats to be built for delivery from the 2040s. In a joint statement, Australia, the UK and US earlier this year said they were consulting with New Zealand, Canada and South Korea to identify possibilities for collaboration on capabilities under AUKUS Pillar II, which covers advanced capabilities. Beijing has warned New Zealand if it were to join the partnership, it would inevitably have a negative impact on the country's relationship with China. Mr Wu said while Taiwan couldn't join these agreements because of Beijing's opposition, it would be good for countries such as Japan, Canada or New Zealand to do so. US president-elect Donald Trump has made comments about Taiwan, saying it should pay the US for its defence, prompting concern amongst officials about how Washington's position may change after his inauguration in January. Mr Wu questioned how Mr Trump could make the US "great again" if he abandoned Taiwan. "He will lose the credibility of the US in the total Asia-Pacific," he said. "Every day we need to send a message to (Chinese President) Xi Jinping, not to invade Taiwan." Australian National University expert associate Jennifer Parker said while AUKUS was not a de-facto NATO, and was a capability rather than a security pact, it had been positive to see its increased acceptance in the region. "Different regions require different security constructs - And the NATO-like structure that relies on an aligned strategic outlook is not likely to be a successful model for Asia - as evidenced by the failure of the (1954 Southeast Asia Treaty Organisation, which was dissolved in 1977)," she told AAP. "We are a long way off from additional countries joining Pillar II of AUKUS, if ever. "But we will certainly see increased collaboration on AUKUS initiatives under Pillar II with countries such as Japan, Canada, New Zealand and South Korea." A senior Taiwanese official speaking anonymously said the island welcomed the passage of Australian warships through the strait, and would like to see more of it. Warships from Japan, Australia and New Zealand sailed through the Taiwan Strait in late September, prompting Beijing to warn it remained vigilant against any acts that might jeopardise its sovereignty. Ms Parker said transits through the strait by European and regional navies alongside Australia's, had increased in the last 12 months. "They are an important method of highlighting that the Taiwan Strait is international waters and reinforcing support for the UN Convention on the Law of the Sea in the face of China's regional attempts to challenge these norms," she said. China claims self-governed Taiwan as a breakaway province after the government of the Republic of China (Taiwan) relocated to the island in 1949 during the civil war with the Chinese Communist Party. OTTAWA — NDP Leader Jagmeet Singh says his party will not support a Liberal plan to give Canadians a GST holiday and $250 unless the government expands eligibility for the cheques, saying the rebate leaves out “the most vulnerable.” The Liberals announced a plan last week to cut the federal sales tax on a raft of items like toys and restaurant meals for two months, and to give $250 to more than 18.7 million Canadians in the spring. Speaking after a Canadian Labour Congress event in Ottawa, Singh says he’s open to passing the GST legislation, but the rebate needs to include seniors, students, people who are on disability benefits and those who were not able to work last year. Singh says he initially supported the idea because he thought the rebate cheques would go to anyone who earned under $150,000 last year. But the so-called working Canadians rebate will be sent to those who had an income, leaving out people Singh says need the help. The government intends to include the measures in the fall economic statement, which has not yet been introduced in the House of Commons. The proposed GST holiday would begin in mid-December, lasting for two months. It would remove the GST on prepared foods at grocery stores, some alcoholic drinks, children’s clothes and toys, Christmas trees, restaurant meals, books, video games and physical newspapers. A privilege debate has held up all government business in the House since late September, with the Conservatives pledging to continue a filibuster until the government hands over unredacted documents related to misspending at a green technology fund. The NDP said last week they had agreed to pause the privilege debate in order to pass the legislation to usher in the GST holiday. Singh said Tuesday that unless there are changes to the proposed legislation, he will not support pausing the debate. The Bloc Québécois is also pushing for the rebates to be sent to seniors and retirees.

After a big kick return put the Bears in very good field position, rookie quarterback Caleb Williams led an impressive drive, throwing a touchdown pass to receiver Keenan Allen to cut the deficit to 27-24. A blunder by the Vikings on the onside kick allowed the Bears to recover, then kicker Cairo Santos nailed a 48-yard field goal as time expired to tie the game at 27-27 and send it into overtime. In the extra session, veteran quarterback Sam Darnold took over for the Vikings. He went 6 for 6 passing on the final drive, setting up Romo for a game-winning field goal that helped the Vikings escape with a 30-27 win. The game looked like it was going to be a hot start for the Vikings after running back Aaron Jones got loose for a 41-yard gain. He was stripped of the ball at the goal line a couple of plays later, however, marking another missed opportunity for the Vikings in the red zone. ADVERTISEMENT That cracked the door open for the Bears, and the mobility of their rookie quarterback took centerstage. On a particular play, Williams avoided pressure from Andrew Van Ginkel off the edge, rolled to his right, then dropped a dime to D’Andre Swift along the sideline. That put the Bears in position to score, and running back Roschon Johnson found the into the end zone shortly thereafter to make it 7-0. In need of a response, the Vikings got it almost immediately when Darnold dropped back and unleashed a deep pass to receiver Jordan Addison. It was an incredible catch from Addison as he hauled it in while being dragged down from behind. On the very next play, Addison finished the drive, catching a touchdown pass in traffic to help the Vikings to tie the game at 7-7. The vibes shifted in favor of the Vikings on the following possession. ADVERTISEMENT It looked like the Bears had picked up a big gain when receiver Keenan Allen caught a ball along the sideline. After a challenge flag thrown by head coach Kevin O’Connell, however, the officials ruled that Allen did not get both feet in bounds. On the very next play defensive tackle Jerry Tillery blocked a field goal, and the Vikings kept the Bears off the board. That paved the way for the Vikings to take control as star receiver Justin Jefferson drew a 35-yard defensive pass interference penalty that put the ball in the red zone. A couple of plays later, Darnold found receiver Jalen Nailor for a touchdown to make it 14-7 in favor of the Vikings. After a punt by the Vikings, the Bears got a field goal Santos to cut the deficit to 14-10 at halftime. ADVERTISEMENT With an opportunity to take control coming out of halftime, Darnold found Addison with a perfect ball near the sideline that went for 69-yard gain. Unfortunately for the Vikings, they stalled out in the red zone, setting for a field goal from kicker Parker Romo to stretch the lead to 17-10. The biggest swing of the game came when receiver DeAndre Carter muffed a punt for the Bears, and edge rusher Bo Richter recovered the fumble for the Vikings. Not long after that, Jones atoned for his fumble with a touchdown to make it 24-10. After the Bears got a touchdown to cut the deficit to 24-16, it seemed like the Vikings put the game away with a field goal to restore the lead to 27-16. Not so fast. ADVERTISEMENT After an impressive drive by Williams helped cut the deficit to 27-24, the Bears recovered the onside kick. That set the stage for Santos to nail a 48-yard field goal to tie the score at 27-27 and send the game into overtime. In the extra session, the Vikings stepped up on defense by forcing a punt, then stepped up on offense with Darnold leading an impressive drive of his own.
