The average rate on a 30-year mortgage in the U.S. edged closer to 7% this week, climbing to its highest level since July. The rate rose to 6.84% from 6.78% last week, mortgage buyer Freddie Mac said Thursday. That’s still down from a year ago, when the rate averaged 7.29%. Borrowing costs on 15-year fixed-rate mortgages, popular with homeowners seeking to refinance their home loan to a lower rate, also ticked up this week. The average rate rose to 6.02% from 5.99% last week. A year ago, it averaged 6.67%, Freddie Mac said. Related Story: Rising Rates Impact Homebuyers’ Purchasing Power When mortgage rates increase they can add hundreds of dollars a month in costs for borrowers, reducing homebuyers’ purchasing power at a time when home prices remain near all-time highs, even though U.S. home sales are on track for their worst year since 1995. The average rate on a 30-year mortgage fell to a two-year low of 6.08% in late September but it’s been mostly rising since then, echoing moves in the 10-year Treasury yield, which lenders use as a guide to pricing home loans. The yield, which has mostly hovered around 4.4% since last week and was below 3.70% in September, has been rising in recent weeks following mixed reports on inflation and the economy. It also surged after the presidential election, reflecting expectations among investors that President-elect Donald Trump’s proposed economic policies may widen the federal deficit and crank up inflation. Related Story: Federal Reserve’s Impact on Mortgage Rates Mortgage rates slid to just above 6% in September following the Federal Reserve’s decision to cut its main interest rate for the first time in more than four years. While the central bank doesn’t set mortgage rates, its actions and the trajectory of inflation influence the moves in the 10-year Treasury yield. The central bank’s policy pivot is expected to eventually clear a path for mortgage rates to generally go lower. But that could change if the next administration’s policies send inflation into overdrive again. September’s pullback in mortgage rates helped drive a pickup in sales of previously occupied U.S. homes last month. However, the recent climb in rates has put a damper on the housing market in the near term, said Hannah Jones, senior economic research analyst at Realtor.com. “Mortgage rates reached the high-6% range in late October, and have remained elevated since, much to the disappointment of buyers hoping to find some relief in the late-fall housing market,” she said. Related Story: Forecasting Mortgage Rate Trends Forecasting the trajectory of mortgage rates is difficult, given that rates are influenced by many factors, from government spending and the economy, to geopolitical tensions and stock and bond market gyrations. Economists predict that mortgage rates will remain volatile this year, but generally forecast them to hover around 6% in 2025.

In a rare move away from Labor's careful approach to China matters, Senator Raff Ciccone has called on other countries to take a stand against China, while hailing former US House speaker Nancy Pelosi's controversial 2022 Taiwan visit. Senator Ciccone, who is head of the Parliamentary Joint Committee on Intelligence and Security, was speaking at a Melbourne event with Douglas Hsu, Taiwan's top diplomat in Australia where he was reassured there are plenty of people who reject China's advances to reunite the sovereign island with the mainland. "I genuinely believe that if there are enough of us to provide a deterrent to countries like China then I think Taiwan and its people can rest assured and sleep very well at night," Senator Ciccone said, according to the ABC. "With the growing support of like-minded countries including Australia, Taiwan is well positioned to write its own success story." He praised Pelosi for defying China's warnings not to visit Taipei, a move which Foreign Minister Penny Wong carefully navigated and declined to endorse. "The Chinese went berserk about it but, you know, quite frankly good on [Nancy Pelosi] for actually standing up [for] what she believes in. It's good to see America ... making a stance." China has long warned countries like Australia to stay out of what it describes as "internal matters". Woolworths says ongoing strikes at distribution centres has cost the supermarket giant $50 million in sales. And that number is expected to grow without an agreement being struck with workers seeing better conditions and pay. “Until the industrial action is resolved, a further impact to sales is expected. The full financial impact at this stage is unknown. It will be dependent on the duration and extent of the ongoing industrial action across the affected sites and the time taken to rebuild inventory ahead of the Christmas trading period,” Woolworths said in a statement to the ASX. While the cost is significant, it is worth remembering just months ago Woolworths announced a $1.7bn profit and a special dividend of 40 cents per share for shareholders. How's this for a way to celebrate 50 years married. A Logan couple has scooped $2.3 million from the Keno 10 Spot jackpot last night on their golden jubilee wedding anniversary. “We went [to the hotel] to treat ourselves to a celebratory lunch and a game of Keno. We always play the same numbers, which are our birthdates," the winning wife told lottery officials. “I’m absolutely speechless. We’re over the moon!” Well summer has just started and temperatures are already surging. The Pilbara community of Paraburdoo is set to reach 46C in the coming days, very close to its December record. It comes the same year the town set its highest ever temperature, recording 48.1C in January. With summer temperatures consistently nearing 50C, Shire of Ashburton president Audra Smith told the ABC it "is a concern because with what's happening with global warming". Read more about the sweltering conditions . Parents are being urged to keep an eye on their car keys after the NRMA revealed the majority of its callouts for help came from keys being locked inside vehicles with their keys. NRMA patrols received 1846 calls about children or pets being locked in a car in the past 12 months. NRMA Road Safety Expert Dimitra Vlahomitros said the temperature inside a hot car could almost double the temperature outside and it would not take long for children or pets to be in serious danger. “Whether you’re packing the car full of groceries or packing the car for a holiday, make sure you know where your keys are and don’t leave your keys with children to play with while loading up the car,” Ms Vlahomitros said. “Many people believe cars with modern technology don’t allow you to lock the keys inside the car, but that’s just not the case, particularly if there’s a young child using the keys as a toy. “We know life gets busy in the lead up to Christmas but it’s important to be extra vigilant when getting in and out of the car with young children.” Woolworths appears to be losing patience over a near two-week strike at several distribution centres and have reached out to the Fair Work Commission in the hope they can intervene. The supermarket giant wants to ban United Workers Union members blocking entrances to a distribution centre in suburban Melbourne and three other sites, with workers striking for better conditions and pay. Plans to bring in staff on Monday never eventuated, but picketers at the Dandenong South site turned away logistics trucks trying to enter. Woolworths Group has filed an urgent application with the Fair Work Commission on Tuesday. "The application comes after the UWU refused to give any assurance of safe passage for team members seeking to return to work at our Melbourne South Regional Distribution Centre (MSRDC) yesterday and this morning," Woolworths said in a statement on Tuesday morning. The application to Fair Work alleges a breach of the Good Faith Bargaining requirements in the Fair Work Act. Woolworth says the majority of staff at the Dandenong South site are not members of the union, and want to return to work and get paid. - With AAP While most likely elated, a man in Victoria is probably thinking what could have been after he was one number away from winning a truly mammoth lottery jackpot. While the 28-year-old won close to A$1 million on Saturday's USA Mega Lotto draw, he was one number away from scooping the top prize of A$789 million. I'm sure he'll be doing just fine with his A$950,000 though. The factory that produces the vodka at the centre of the Laos methanol poisoning investigations has been shut down. Six tourists, including Australian women Holly Bowles and Bianca Jones, died after they drank spirits in the backpacker town of Vang Vieng last month. It comes as the Department of Foreign Affairs and Trade updates its travel warning advice to urge Australians not to drink Tiger vodka or whisky saying its sale had been banned in the Southeast Asian country. The ABC understands the owner of the factory has been arrested, while three more people connected to the Nana Backpackers Hostel, where the deceased stayed, have been arrested, taking the tally up to 11 from the hostel. No charges have been laid. The RSPCA in South Australia says its had a difficult start to its busiest period of the year. Fifty kelpies were surrender from a single property last week with extensive resources were used to treat the dogs and find them homes. RSPCA says an investigation into the dogs is ongoing. It marks the start of the busy festive period where the RSPCA expects 2,000 animals from the state to come into their care over the summer. US President-elect Donald Trump says there will be "hell to pay" in the Middle East if hostages held in the Gaza Strip are not released prior to his January 20 inauguration. During their deadly 2023 attack on Israel, Hamas-led militants captured more than 250 people, according to Israeli tallies, including dual Israeli-American nationals. Around half of the 101 foreign and Israeli hostages still held incommunicado in Gaza are believed to be alive. Making his most explicit comments on the fate of the hostages since his election in November, Trump said on social media: "(If) the hostages are not released prior to January 20, 2025, the date that I proudly assume Office as President of the United States, there will be ALL HELL TO PAY in the Middle East, and for those in charge who perpetrated these atrocities against Humanity." Trump added: "Those responsible will be hit harder than anybody has been hit in the long and storied History of the United States of America." Hamas has called for an end to the war and total Israeli withdrawal from Gaza as part of any deal to release remaining hostages. Israeli Prime Minister Benjamin Netanyahu has said the war will go on until Hamas is eradicated and poses no more threat to Israel. A manhunt continues in Victoria after a man and woman were found with fatal gunshot wounds at a home on the Mornington Peninsula early Monday morning. Police said yesterday they were "very concerned" about the gunman responsible and urged the public not to approach the man if identified. Police believe a man and a woman arrived at the Rye home and became involved in an altercation with those inside. Emergency services found a 29-year-old occupant of the home seriously injured, while the woman who is believed to have arrived at the home also suffering gunshot wounds. They both died at the scene. Police believe the other man to arrive at the property fled the scene. They believe the shooting was "targeted". The White House has moved to defend Joe Biden's bombshell decision to pardon his son Hunter Biden and possibly spare him a prison sentence for federal felony gun and tax convictions. The outgoing president previously stressed he would not make such a move. There was a wave of criticism after the decision, led by President-elect Donald Trump who called such a move an "abuse and miscarriage of justice". Press secretary Karine Jean-Pierre has now addressed reporters to explain the decision. She said Biden had deliberated over the decision over the weekend during a family Thanksgiving break. "He believes in the justice system, but he also believes that the raw politics infected the process and led to a miscarriage of justice," she said, adding Biden felt his son had been "singled out". A deal between striking Woolworths workers and the supermarket giant is no closer, with defiant employees at several distribution continuing to down tools as more and more shelves sit bare in stores. “As long as they continue to block access to our site, our customers will continue to face shortages on shelves in Victoria," Woolworths said as part of their latest statement. “We call on the union to do the right thing and let us re-open this site.” Workers are protesting against "unrealistic performance expectations" which they claim lead to frequent injuries, demanding better wages, and an agreement that workers at different sites are paid the same amount. A unionist on the picket line said the industrial action would “intensify” unless their demands were met. - With wires

Where Web2 requires intermediaries, Web3 relies on blockchain technology to provide direct, trustless interactions. Examples in this space are Chainlink and Polkadot. Chainlink introduces a decentralized oracles where smart contracts will safely interact with external data. Polkadot develops cross-chain interoperability: several blockchains can talk to one another and allow asset transfers. These are very crucial for infrastructure and primarily are applications based on technical functionality rather than end-user applications. Web3Bay differentiates itself here. As a decentralized e-commerce platform, it offers a secure trading space for digital assets, integrating blockchain's transparency with effective e-commerce functionalities. Distinctively, Web3Bay focuses on user interaction and inclusivity, accommodating crypto and conventional payments, such as PayPal. Web3Bay enhances user empowerment through community governance and incentivizes involvement with its 3BAY token, presenting a more adaptable, user-oriented approach within the Web3 domain. Chainlink: Reliable Data Feeds for Smart Contracts Chainlink offers decentralized oracles that connect blockchain networks with real-world data. In a decentralized setting, smart contracts require external data to work properly, such as price feeds, weather information, or other essential data. Chainlink addresses this need through decentralized oracles that gather data from multiple sources, ensuring its accuracy and security from tampering. Chainlink is crucial in the DeFi (Decentralized Finance) sector, where precise data is key for functions like lending, borrowing, and trading protocols. Yet, Chainlink mainly focuses on providing data feeds, which makes it less flexible for uses like e-commerce and user-centric platforms. Its applications are mostly confined to boosting smart contract operations rather than meeting wider market needs like customer interaction and digital commerce. Dependable decentralized oracles. Accurate data feeds for smart contracts. Limited use beyond smart contract data. Mainly targets DeFi, not consumer markets. Polkadot: Boosting Blockchain Interoperability Polkadot tackles a major issue in blockchain technology: interoperability. Its network of multiple chains (parachains) allows different blockchains to communicate and share data securely. By linking various chains, Polkadot improves scalability and lets projects utilize features from different blockchains smoothly. Its collective security model ensures that all parachains have the same security level while allowing them to tailor their governance. Polkadot excels in supporting cross-chain DeFi applications and solutions that need interoperability. However, its emphasis on blockchain infrastructure means it is less effective in directly engaging consumer-focused sectors like e-commerce. For developers aiming to create dApps or DeFi protocols that require cross-chain capabilities, Polkadot provides a solid base. Still, it lacks direct integrations with payment systems or consumer platforms, restricting its practical use for everyday consumers. Promotes interoperability and scalability. Strong security with its shared relay chain. Focuses mainly on infrastructure and cross-chain initiatives. Not tailored for consumer interaction or ease of use. Web3Bay: A New Era in Online Shopping with Blockchain Web3Bay approaches the e-commerce sector with a decentralized model, allowing users to securely buy, sell, and trade digital assets while controlling their data. It runs on a robust Layer-1 blockchain, offering a scalable and transparent system for online deals. Unlike conventional platforms that depend on central servers, Web3Bay uses decentralized storage through IPFS, which greatly reduces the risk of data breaches. What distinguishes Web3Bay is its emphasis on rewarding users and community-based decision-making. Its own currency, 3BAY, is used for transactions, rewards for participation, and for voting on platform matters. Users enjoy a 5% discount when using 3BAY tokens and participate in governance through decentralized voting. Currently, during its first presale phase, 3BAY tokens are available at just $0.003 each, with prices set to rise by 15% in future presales. Web3Bay also incorporates common payment methods like PayPal and supports cross-chain interactions with Ethereum and BNB Chain, positioning it as a link between standard e-commerce and the decentralized Web3 domain. This opens it up to both those familiar with crypto and newcomers to blockchain tech. Decentralized online marketplace with secure data handling. User-driven governance enhances engagement. Accepts both cryptocurrency and traditional payment methods. Promising presale terms for early backers. It is a fresh project, still in its initial phases. Not yet fully embraced by the market. Why Web3Bay Outperforms Others? Whereas Chainlink is known for reliable data feeds and Polkadot to improve blockchain interoperability, Web3Bay is making headway by providing a decentralized platform specifically for e-commerce. It combines blockchain's safety, incentives for users, and frictionless payment options to deal with the constraints of traditional online marketplaces. The main appeal of Web3Bay is the user empowerment approach. It gives secure transactions and empowers the users to take control over its governance. Currently, it is in Presale Stage 1. Here, early investors can buy tokens at just $0.003 per token. It provides a great investment opportunity since prices are going to shoot up in the subsequent stages. For those who are looking to join the Web3 revolution, Web3Bay brings a holistic and applied approach by combining blockchain's advantages with the ease of traditional e-commerce processes. Its dedication to the engagement of users, reward systems, and decentralized power makes it a versatile and influential project in comparison to Chainlink and Polkadot. Addressing the situation, presenter Richard Keys has called on chairman Daniel Levy and the fanbase to back the manager, highlighting the refreshing brand of football Postecoglou has introduced to the Tottenham Hotspur Stadium. The redeemed journalist believes the Australian is the right fit for Tottenham Richard Keys believes Tottenham fans need to show more patience with Ange Postecoglou, praising the excitement his team brings to the game. He highlighted Spurs and Brentford as the most thrilling teams to watch, aligning with Postecoglou’s vision for attacking football discussed in his recent press conferences. Unlike former managers Antonio Conte and José Mourinho, who favoured defensive setups, Postecoglou’s approach represents a refreshing change in direction for the club. Tottenham have endured a challenging few years, often competing in Europe and occasionally near the top of the Premier League, but their quest for a trophy remains on the hunt. The constant managerial changes have hindered progress, and a period of stability could be the key to reigniting success at the club. Consistency, both in leadership and performance, might be the missing ingredient Tottenham needs to return to winning ways. The esteemed journo writing in his daily blog , explained “Spurs fans have got to cut big Ange a bit of slack. I love watching his team play. Right now Spurs and Brentford are the teams to follow if you want the sort of excitement that Postecoglou talked about in his press conferences last week.” “Would Spurs fans prefer Mourinho? I’m an admirer, but they weren’t. Would they prefer to have Conte back? Nunes? No. Of course not. My advice is give Postecoglou time and support. He’s the best chance I’ve seen of someone producing ‘push and run’ football at Spurs again – and maybe, just maybe he’ll win a trophy to go with it.” Postecoglou doesn’t seem to be under immediate pressure, with Tottenham still in contention for a top-four finish, but Spurs fans are eager to see their team lift a trophy soon. Given the ongoing injury crisis, it’s hard to hold Postecoglou accountable for the club’s struggles, and he remains in the clear for now. Server. Server racks in server room cloud data center. Datacenter hardware cluster. Backup, hosting, ... [+] mainframe, mining, farm and computer rack with storage information. 3d illustration The race to build powerful AI data centers is accelerating, with tech giants vying to be key players in AI’s future. Microsoft and OpenAI, for instance, are reportedly planning a $100 billion investment in data center projects to expand their AI capabilities. This competition highlights supercomputing infrastructure as the backbone of AI development. Elon Musk’s xAI is scaling new heights with its Colossus supercomputing center in Memphis, Tennessee. Already outfitted with 100,000 Nvidia Hopper GPUs, the facility is doubling its capacity to 200,000 GPUs. Leveraging Nvidia’s Spectrum-X Ethernet networking, it’s aiming to become a cornerstone of AI research and applications. Named after Colossus, the world’s first programmable electronic computer built in 1945, Elon Musk evokes the historic significance and transformative potential of supercomputing. This fierce competition marks supercomputing data centers as critical infrastructure of the economy, akin to railways, highways, or the electricity grid in earlier eras of social development. Alan Turing’s foundational ideas in his 1950 article Computing Machinery and Intelligence illuminate this transformation, offering a lens to understand the societal impact of the rapidly growing demand for supercomputing. Alan Mathison Turing was a British pioneering computer scientist, mathematician, logician, cryptanalyst, philosopher, mathematical biologist, and marathon and ultra distance runner. He was highly influential in the development of computer science. (Photo by: Pictures from History/Universal Images Group via Getty Images) Data Centers: From Universal Machines to Universal Infrastructure Turing’s concept of the “universal machine” envisioned computation as adaptable, capable of performing any task with the right programming and resources. Supercomputing datacenters now embody this idea, designed as a general-purpose platform for diverse AI applications—training language models, developing humanoid robots, and enhancing self-driving cars. The 130 Best Black Friday Deals You Can Still Shop Now Refresh Your Wardrobe And Home With Quince’s Black Friday Deals The infrastructure supporting this universal capability is just as critical as the computation itself. Data centers facilitate the flow of information much like transportation networks moved goods and people in industrial economies. However, this infrastructure should not remain the sole domain of private corporations. Public investment in supercomputing is necessary to ensure that access to computational power doesn’t become overly commoditized, exacerbating inequities in research, education, and innovation. Historically, governments and public institutions played an important role in building infrastructure such as railways, highways, waterways, and electricity grids, which supported economic growth and more equitable access to resources. Today, AI-driven productivity relies on vast data centers, which process and store the immense datasets powering modern machine learning models. However, the infrastructure of the AI era is largely controlled by private corporations. This concentration risks creating uneven access to the computational power that drives innovation. Governments must step in to establish publicly funded or subsidized supercomputing facilities. Such efforts could democratize AI access, enabling small businesses, academic researchers, and public institutions to participate in AI development. Speed and Storage of Learning Machines Turing’s vision of “learning machines” has come to life in neural networks and AI models that refine their performance with reinforced learning and more training data. Turing emphasized the importance of speed and storage in determining the capabilities of a digital computer. In today’s supercomputing, these two factors remain paramount. The expanded data centers will enable exascale data processing, addressing the growing demand for computational power as industries push the boundaries with more advanced large language models and multimodal AI agents. The doubling of GPU capacity is not just about raw power; it's a response to the exponential growth in data requirements for training sophisticated AI models. Colossus’s architecture, with its vast storage and advanced networking capabilities, exemplifies Turing's foresight. It's designed to maximize throughput, allowing AI systems to learn and iterate faster. Supercomputing requires vast amounts of energy. Colossus uses advanced supermicro liquid-cooled racks, each containing 64 Nvidia H100 GPUs, grouped into clusters for high-performance AI training tasks. These cutting-edge systems are designed with integrated liquid cooling, ensuring optimal efficiency and easy servicing through quick-disconnect features and accessible tray designs. Public Investment for Sustainable AI Managing the energy demands and costs of supercomputing is a societal challenge that requires public involvement. Without coordinated efforts, private ownership of supercomputing infrastructure could prioritize profit over equity and sustainability. Publicly funded AI infrastructure could be built with broader societal goals in mind, such as sustainability, open access, and the ethical use of AI. Turing’s work reminds us that computation isn’t just about machines—it’s about systems and the societal frameworks that support them. Supercomputing is too important to be left solely to private entities. The commoditization of these resources risks creating barriers to entry for small innovators, public institutions, and educational initiatives. Governments can and should take a proactive role in funding and regulating AI infrastructure to prevent monopolization and ensure equitable access. The governance of data centers could mirror internet regulation, where agencies like the Federal Trade Commission and Federal Communications Commission set standards for fairness and accessibility. Similar oversight could ensure equitable access to computational resources, ethical AI use, and prevent monopolistic practices, fostering broader societal benefits. Turing’s legacy offers a roadmap for navigating the AI era. His insights into universal machines and efficient computation are combined with the challenges of building equitable, sustainable supercomputing infrastructure today. As data centers become the railways and electricity grids of the 21st century, their governance must reflect broader social values. The expansion of supercomputing data centers demonstrates the potential of AI to drive innovation, but it also highlights the need for public oversight. Balancing ambition with equity, sustainability, and accessibility will ensure that the infrastructure of the AI age benefits all—continuing the journey that Turing began toward a more intelligent, inclusive future.
